St. Catharines

Single detached home sales in St. Catharines numbered 839 units in the third quarter of 2021, weakening 21.7% compared to the same quarter in 2020.

Months of inventory numbered 1.2 at the end of the third quarter of 2021, down slightly from the 1.4 months recorded at the end of the third quarter of 2020. This was the lowest level of months of inventory ever recorded in a third quarter in St. Catharines.

The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.

With a tighter market, homes spent less time on the market in the third quarter of 2021 than they had a year earlier.

The median number of days on market for detached homes was 10 in the third quarter of 2021, down slightly from 13 days in the third quarter of 2020. This was the lowest median number of days on market for single detached homes ever recorded in a third quarter in St. Catharines.

The median sale price rose 22.7% on a year-over-year basis to $730,000 in the third quarter of 2021. This was a new record for single detached homes in the St. Catharines area.


Niagara Falls-Fort Erie

Single detached home sales in Niagara Falls-Fort Erie numbered 566 units in the third quarter of 2021, weakening 20.8% compared to the same quarter in 2020.

Months of inventory numbered 1.3 at the end of the third quarter of 2021, unchanged from the 1.3 months recorded at the end of the third quarter of 2020.

Despite an equally balanced market, homes spent less time on the market in the third quarter of 2021 than they had a year earlier.

The median sale price posted a large increase of 31.9% on a year-over-year basis to reach $649,450 in the third quarter of 2021. This was a new record for the median sale price of single detached homes in Niagara Falls-Fort Erie.



Welland

Single detached home sales in Welland numbered 436 units in the third quarter of 2021, weakening 26% compared to the same quarter in 2020.

Months of inventory numbered 1.2 at the end of the third quarter of 2021, up slightly from the 1.1 months recorded at the end of the third quarter of 2020.

Despite a more balanced market, homes spent less time on the market in the third quarter of 2021 than they had a year earlier.

The median number of days on market for detached homes was 11.5 in the third quarter of 2021, down slightly from 13 days in the third quarter of 2020. This was the lowest median number of days on market for single detached homes ever recorded in a third quarter in Welland.

The median sale price rose 22.5% on a year-over-year basis to $610,000 in the third quarter of 2021. This was a new record for the median sale price of single detached homes in Welland.
