Sales of single detached homes in the City of Thunder Bay numbered 78 units in April 2026. This was a gain of 11.4% (eight sales) from the same period in 2025.

Single detached home sales were 7.1% above the five-year average and 1.1% below the 10-year average for the month of April.

On a year-to-date basis, single detached home sales totaled 211 units over the first four months of the year. This increased by 3.4% (seven sales) from the same period in 2025.

“April was steadier than board-level sales might suggest. Across the Thunder Bay Real Estate Board sales were slightly below last year, while new listings edged higher and inventory remained lower than both last April and longer-term norms. However, in the City of Thunder Bay, the picture was stronger. Single-detached sales were up, median prices moved higher, and homes continued to sell quickly,” said Karen Hill, President of the Thunder Bay Real Estate Board. “That split matters. The regional market is not overheated, but the City remains competitive, especially for well-priced homes. The median sale price for single detached homes sold in April 2026 was $420,000, a gain of 12.3% from April 2025.

The more comprehensive year-to-date median price was $406,000, up by 10.9% from the first four months of 2025.

Single detached properties spent about the same amount of time on the market before selling in April 2026 than they had a year earlier. The median number of days on market for single detached home sales was 14 in April 2026, in line with the 14 days recorded in April 2025.

The dollar value of all single detached home sales in April 2026 was $34.5 million, an increase of 28.5% from the same month in 2025. This was also a new record for the month of April.
