Sudbury Real Estate Board MLS® home sales just miss tying highest June as average price climbs to new record
The number of homes sold through the MLS® System of the Sudbury Real Estate Board totaled 351 units in June 2021. This was a modest decline of 1.4% (five sales) from June 2020.
Home sales were 15.5% above the five-year average and 22.7% above the 10-year average for the month of June.
On a year-to-date basis, home sales totaled a record 1,702 units over the first six months of the year. This was up sharply by 55.4% from the same period in 2020.
The average price of homes sold in June 2021 was a record $414,975, a substantial increase of 30.7% from June 2020.
The more comprehensive year-to-date average price was $395,203, a jump of 32.6% from the first six months of 2020.
The dollar value of all home sales in June 2021 was $145.7 million, increasing by 28.8% from the same month in 2020. This was a new record for the month of June and was also the largest dollar value of homes sold for any month in history.
The number of new listings saw a gain of 8.3% from June 2020. There were 444 new residential listings in June 2021.
New listings were 1.1% above the five-year average and 5.6% below the 10-year average for the month of June.
Active residential listings numbered 347 units on the market at the end of June, down sharply by 32.4% from the end of June 2020. Active listings haven't been this low in the month of June in more than three decades.
Active listings were 60.7% below the five-year average and 71.1% below the 10-year average for the month of June.
Months of inventory numbered 1 at the end of June 2021, down from the 1.4 months recorded at the end of June 2020 and below the long-run average of 4.4 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
