Above average number of MLS® home sales in Sudbury during July; active listings rise to highest level since 2019

The number of homes sold through the MLS® System of the Sudbury Real Estate Board totaled 320 units in July 2026. This increased by 7.7% from July 2025. Residential sales haven’t hit this level in the month of July in more than five years.

Home sales were 9.2% above the five-year average and 7.2% above the 10-year average for the month of July.

On a year-to-date basis, home sales totaled 1,414 units over the first seven months of the year. This was a decline of 6.8% from the same period in 2025.

The MLS® Home Price Index (HPI) tracks price trends far more accurately than is possible using average or median price measures. The overall MLS® HPI composite/single-family benchmark price was $512,000 in July 2026, increasing by 2.8% compared to July 2025.

The average price of homes sold in July 2026 was $499,198, nearly unchanged, down only 0.3% from July 2025.

The more comprehensive year-to-date average price was $508,255, unchanged 0% from the first seven months of 2025.

The dollar value of all home sales in July 2026 was $159.7 million, a moderate gain of 7.4% from the same month in 2025. This was also a new record for the month of July.

The number of new listings rose 7.1% from July 2025. There were 467 new residential listings in July 2026. This was the largest number of new listings added in the month of July in more than a decade.

New listings were 10.5% above the five-year average and 11.5% above the 10-year average for the month of July.

Active residential listings numbered 800 units on the market at the end of July, a modest gain of 2.4% from the end of July 2025. Active listings haven’t been this high in the month of July in more than five years.

Months of inventory numbered 2.5 at the end of July 2026, down from the 2.6 months recorded at the end of July 2025 and below the long-run average of 3.1 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
