The number of homes sold through the MLS® System of the Sudbury Real Estate Board totaled 136 units in February 2025. This was a decrease of 12.8% from February 2024.

Home sales were 21.7% below the five-year average and 13.3% below the 10-year average for the month of February.

On a year-to-date basis, home sales totaled 262 units over the first two months of the year declining 6.1% from the same period in 2024.

The average price of homes sold in February 2025 was $516,163, increasing by 16.1% from February 2024.

The more comprehensive year-to-date average price was $486,957, a gain of 14.6% from the first two months of 2024.

The dollar value of all home sales in February 2025 was $70.2 million, up modestly by 1.2% from the same month in 2024.

The number of new listings saw a decrease of 7.9% from February 2024. There were 197 new residential listings in February 2025.

New listings were 9.7% below the five-year average and 17% below the 10-year average for the month of February.

Active residential listings numbered 356 units on the market at the end of February, down 17.2% from the end of February 2024.

Active listings were 6% above the five-year average and 46.7% below the 10-year average for the month of February.

Months of inventory numbered 2.6 at the end of February 2025, down from the 2.8 months recorded at the end of February 2024 and below the long-run average of 4.8 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
