Sudbury Real Estate Board reports below-average MLS® home sales in December
The number of homes sold through the MLS® System of the Sudbury Real Estate Board totaled 110 units in December 2025. This was a decrease of 5.2% (six sales) from December 2024.
Home sales were 8.6% below the five-year average and 11.1% below the 10-year average for the month of December.
On an annual basis, home sales totaled 2,618 units over the course of 2025. This was a small gain of 2.7% from 2024.
The MLS® Home Price Index (HPI) tracks price trends far more accurately than is possible using average or median price measures. The overall MLS® HPI composite/single-family benchmark price was $494,000 in December 2025, a small gain of 3% compared to December 2024.
The average price of homes sold in December 2025 was a record $542,739, increasing by 22.9% from December 2024.
The more comprehensive annual average price was $505,884, a gain of 5.8% from all of 2024.
The dollar value of all home sales in December 2025 was $59.7 million, up by 16.5% from the same month in 2024.
The number of new listings saw an increase of 16.5% (14 listings) from December 2024. There were 99 new residential listings in December 2025.
New listings were 5% below the five-year average and 16.8% below the 10-year average for the month of December.
Active residential listings numbered 378 units on the market at the end of December, a small reduction of 1% (four listings) from the end of December 2024.
Active listings were 5.7% above the five-year average and 32.5% below the 10-year average for the month of December.
Months of inventory numbered 3.4 at the end of December 2025, up from the 3.3 months recorded at the end of December 2024 and below the long-run average of 4.9 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
