The number of homes sold through the MLS® System of the Sudbury Real Estate Board totaled 106 units in January 2026. This was a decrease of 15.9% from January 2025.

Home sales were 13.3% below the five-year average and 14% below the 10-year average for the month of January.

The MLS® Home Price Index (HPI) tracks price trends far more accurately than is possible using average or median price measures. The overall MLS® HPI composite/single-family benchmark price was $516,800 in January 2026, up by 15.9% compared to January 2025.

The average price of homes sold in January 2026 was $471,092, a minor increase of 3.4% from January 2025.

The dollar value of all home sales in January 2026 was $49.9 million, a decline of 13% from the same month in 2025.

The number of new listings saw a sharp decrease of 23.2% from January 2025. There were 146 new residential listings in January 2026. This was also the lowest number of new listings added in the month of January in history.

New listings were 22.6% below the five-year average and 35.1% below the 10-year average for the month of January.

Active residential listings numbered 350 units on the market at the end of January, down by 7.7% from the end of January 2025.

Active listings were 2.7% below the five-year average and 39.3% below the 10-year average for the month of January.

Months of inventory numbered 3.3 at the end of January 2026, up from the 3 months recorded at the end of January 2025 and below the long-run average of 4.9 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
