The number of homes sold through the MLS® System of the Sudbury Real Estate Board totaled 117 units in December 2024. This was a gain of 18.2% from December 2023.

Home sales were 12.9% below the five-year average and 5.9% below the 10-year average for the month of December.

On an annual basis, home sales totaled 2,552 units over the course of 2024. This was up by 11.5% from 2023.

The average price of homes sold in December 2024 was $441,001, a minor increase of 2.2% from December 2023.

The more comprehensive annual average price was $480,230, a moderate gain of 5.2% from all of 2023.

The dollar value of all home sales in December 2024 was $51.6 million, increasing by 20.8% from the same month in 2023.

The number of new listings fell 13.3% (13 listings) from December 2023. There were 85 new residential listings in December 2024. This was the lowest number of new listings added for the month of December and was also the lowest number added for any month in history.

New listings were 23.1% below the five-year average and 34.4% below the 10-year average for the month of December.

Active residential listings numbered 333 units on the market at the end of December, down sharply by 25.5% from the end of December 2023.

Active listings were 0.7% above the five-year average and 47.8% below the 10-year average for the month of December.

Months of inventory numbered 2.8 at the end of December 2024, down from the 4.5 months recorded at the end of December 2023 and below the long-run average of 5.5 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
