Sault Ste. Marie Real Estate Board reports best single month sales total for MLS® listed homes since summer 2025 in part due to ample listings
The number of homes sold through the MLS® System of the Sault Ste. Marie Real Estate Board totaled 181 units in June 2026. This was a modest decline of 1.1% (two sales) from June 2025.
Home sales were 2.4% below the five-year average and 6.9% below the 10-year average for the month of June.
On a year-to-date basis, home sales totaled 626 units over the first six months of the year. This was down sharply by 19.4% from the same period in 2025.
The MLS® Home Price Index (HPI) tracks price trends far more accurately than is possible using average or median price measures. The overall MLS® HPI composite/single-family benchmark price was $314,600 in June 2026, a modest decline of 1.5% compared to June 2025.
The average price of homes sold in June 2026 was $343,724, a minor decrease of 2.9% from June 2025.
The more comprehensive year-to-date average price was $320,071, a moderate decrease of 6.2% from the first six months of 2025.
The dollar value of all home sales in June 2026 was $62.2 million, falling by 4% from the same month in 2025.
The number of new listings saw a gain of 23.3% from June 2025. There were 355 new residential listings in June 2026. This was the largest number of new listings added in the month of June in more than five years.
New listings were 19.4% above the five-year average and 16.7% above the 10-year average for the month of June.
Active residential listings numbered 596 units on the market at the end of June, up by 22.4% from the end of June 2025. Active listings haven’t been this high in the month of June in more than five years.
Active listings were 37.6% above the five-year average and 8.9% above the 10-year average for the month of June.
Months of inventory numbered 3.3 at the end of June 2026, up from the 2.7 months recorded at the end of June 2025 and above the long-run average of 2.9 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
