Sault Ste. Marie Real Estate Board reports weaker than expected MLS® home sales and new listing activity in March

The number of homes sold through the MLS® System of the Sault Ste. Marie Real Estate Board totaled 81 units in March 2026. This was a big decline of 34.1% from March 2025.

Home sales were 32.2% below the five-year average and 36% below the 10-year average for the month of March.

On a year-to-date basis, home sales totaled 220 units over the first three months of the year. This was a significant decline of 27.6% from the same period in 2025.

The MLS® Home Price Index (HPI) tracks price trends far more accurately than is possible using average or median price measures. The overall MLS® HPI composite/single-family benchmark price was $293,800 in March 2026, a moderate decrease of 5.1% compared to March 2025.

The average price of homes sold in March 2026 was $318,934, a decline of 7.9% from March 2025.

The more comprehensive year-to-date average price was $300,863, down sharply by 11.7% from the first three months of 2025.

The dollar value of all home sales in March 2026 was $25.8 million, a substantial decline of 39.3% from the same month in 2025.

The number of new listings saw a big reduction of 19.8% from March 2025. There were 150 new residential listings in March 2026. This was the lowest number of new listings added in the month of March in more than two decades.

New listings were 14.8% below the five-year average and 23.4% below the 10-year average for the month of March.

Active residential listings numbered 362 units on the market at the end of March, a substantial gain of 36.1% from the end of March 2025. Active listings haven’t been this high in the month of March in more than five years.

Active listings were 45.9% above the five-year average and 1.5% above the 10-year average for the month of March.

Months of inventory numbered 4.5 at the end of March 2026, up from the 2.2 months recorded at the end of March 2025 and above the long-run average of 3.3 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
