Brantford Regional Real Estate Association MLS® home sales continue to recover amid near-record October listings

The number of homes sold through the MLS® System of the Brantford Regional Real Estate Association totaled 173 units in October 2025. This was up by 18.5% from October 2024.

Home sales were 7.7% above the five-year average and 8.6% below the 10-year average for the month of October.

On a year-to-date basis, home sales totaled 1,428 units over the first 10 months of the year. This was a minor decrease of 3.8% from the same period in 2024.

The MLS® Home Price Index (HPI) tracks price trends far more accurately than is possible using average or median price measures. The overall MLS® HPI composite benchmark price was $637,500 in October 2025, a moderate decrease of 5.7% compared to October 2024.

The benchmark price for single-family homes was $666,700, falling by 5.3% on a year-over-year basis in October. By comparison, the benchmark price for townhouse/row units was $520,100, a decline of 7.4% compared to a year earlier, while the benchmark apartment price was $375,300, up modestly by 3.5% from year-ago levels.

The average price of homes sold in October 2025 was $635,171, a moderate decrease of 8.3% from October 2024.

The more comprehensive year-to-date average price was $678,770, decreasing by 1.8% from the first 10 months of 2024.

The dollar value of all home sales in October 2025 was $109.9 million, a gain of 8.6% from the same month in 2024.

The number of new listings was up modestly by 1.8% (six listings) from October 2024. There were 345 new residential listings in October 2025. This was the largest number of new listings added in the month of October in 35 years.

New listings were 15.3% above the five-year average and 20% above the 10-year average for the month of October.

Active residential listings numbered 667 units on the market at the end of October, an increase of 5.5% from the end of October 2024. Active listings haven’t been this high in the month of October in more than a decade.

Active listings were 42.4% above the five-year average and 63.4% above the 10-year average for the month of October.

Months of inventory numbered 3.9 at the end of October 2025, down from the 4.3 months recorded at the end of October 2024 and above the long-run average of 2.4 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
