Brantford Regional Real Estate Association MLS® home sales, new listings record below-average February

The number of homes sold through the MLS® System of the Brantford Regional Real Estate Association totaled 86 units in February 2026. This was a substantial decrease of 23.9% from February 2025.

Home sales were 36.8% below the five-year average and 41.5% below the 10-year average for the month of February.

On a year-to-date basis, home sales totaled 166 units over the first two months of the year. This was a large decline of 18.2% from the same period in 2025.

The MLS® Home Price Index (HPI) tracks price trends far more accurately than is possible using average or median price measures. The overall MLS® HPI composite benchmark price was $619,700 in February 2026, a decrease of 8.5% compared to February 2025.

The benchmark price for single-family homes was $651,700, a moderate decrease of 8.6% on a year-over-year basis in February. By comparison, the benchmark price for townhouse/row units was $502,200, falling by 5.5% compared to a year earlier, while the benchmark apartment price was $334,400, a decline of 9.4% from year-ago levels.

The average price of homes sold in February 2026 was $628,135, decreasing by 8.7% from February 2025.

The more comprehensive year-to-date average price was $638,375, a decline of 7.7% from the first two months of 2025.

The dollar value of all home sales in February 2026 was $54 million, down sharply by 30.5% from the same month in 2025.

The number of new listings saw a substantial decrease of 24.9% from February 2025. There were 196 new residential listings in February 2026. This was the lowest number of new listings added in the month of February in more than five years.

New listings were 16.4% below the five-year average and 11% below the 10-year average for the month of February.

Active residential listings numbered 432 units on the market at the end of February, a small reduction of 2.7% (12 listings) from the end of February 2025.

Active listings were 32.3% above the five-year average and 53.8% above the 10-year average for the month of February.

Months of inventory numbered 5 at the end of February 2026, up from the 3.9 months recorded at the end of February 2025 and above the long-run average of 2.3 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
