City of Brandon MLS® single detached home sales little changed on year-over-year basis, median price hits new record
Sales of single detached homes in the City of Brandon recorded through the MLS® System of the Brandon Area REALTORS® numbered 60 units in July 2024. This was down modestly by 1.6% (one sale) from the same month in 2023.
Single detached home sales were 11.2% below the five-year average and 5.7% below the 10-year average for the month of July.
On a year-to-date basis, home sales totaled 323 units over the first seven months of the year. This was a decrease of 7.4% from the same period in 2023.
The median sale price for single detached homes sold in July 2024 was a record $345,000, a sizable gain of 19% from July 2023.
The more comprehensive year-to-date median price was $315,000, increasing by 8.6% from the first seven months of 2023.
Single detached properties spent less time on the market before selling in July 2024 than they had a year earlier. The median number of days on market for single detached home sales was 8 in July 2024, down from the 17 days recorded in July 2023.
The dollar value of all single detached home sales in in July 2024 was $21.8 million, a gain of 6.3% from the same month in 2023.
