City of Brandon MLS® single detached home sales rise back to average levels in February

Sales of single detached homes in the City of Brandon recorded through the MLS® System of the Brandon Area REALTORS® numbered 35 units in February 2024. This was a sizable gain of 29.6% (eight sales) from the same month in 2023.

Single detached home sales were 0.6% below the five-year average and 4.5% above the 10-year average for the month of February.

On a year-to-date basis, home sales totaled 55 units over the first two months of the year. This increased by 12.2% (six sales) from the same period in 2023.

The median sale price for single detached homes sold in February 2024 was $295,000, a gain of 20.4% from February 2023.

The more comprehensive year-to-date median price was $291,000, up by 13.9% from the first two months of 2023.

Single detached properties spent about the same amount of time on the market before selling in February 2024 than they had a year earlier. The median number of days on market for single detached home sales was 16 in February 2024, in line with the 16 days recorded in February 2023.

The dollar value of all single detached home sales in in February 2024 was $11.6 million, a substantial increase of 54.2% from the same month in 2023.
