City of Brandon MLS® single detached home sales edge down, price hits new record in October
Sales of single detached homes in the City of Brandon recorded through the MLS® System of the Brandon Area REALTORS® numbered 41 units in October 2024. This decreased by 4.7% (two sales) from the same month in 2023.
Single detached home sales were 24.1% below the five-year average and 19.4% below the 10-year average for the month of October.
On a year-to-date basis, home sales totaled 469 units over the first 10 months of the year. This was a decline of 4.7% from the same period in 2023.
The median sale price for single detached homes sold in October 2024 was a record $351,000, up by 25.4% from October 2023.
The more comprehensive year-to-date median price was $319,900, an increase of 12.2% from the first 10 months of 2023.
Single detached properties spent less time on the market before selling in October 2024 than they had a year earlier. The median number of days on market for single detached home sales was 15 in October 2024, down from the 22 days recorded in October 2023.
The dollar value of all single detached home sales in in October 2024 was $14.8 million, a moderate gain of 6.2% from the same month in 2023.
