The number of homes sold through the MLS® System of the Brandon Area REALTORS® totaled 69 units in September 2026. This was a large decline of 16.9% (14 sales) from September 2025.

Home sales were 2% below the five-year average and 8.7% below the 10-year average for the month of September.

On a year-to-date basis, home sales totaled 676 units over the first nine months of the year. This decreased by 2.7% from the same period in 2025.

The MLS® Home Price Index (HPI) tracks price trends far more accurately than is possible using average or median price measures. The overall MLS® HPI composite benchmark price was $348,900 in September 2026, a moderate gain of 8% compared to September 2025.

The benchmark price for single-family homes was $361,800, increasing by 7.6% on a year-over-year basis in September. By comparison, the benchmark price for townhouse/row units was $364,500, a gain of 8.4% compared to a year earlier, while the benchmark apartment price was $204,100, up by 15.2% from year-ago levels.

The average price of homes sold in September 2026 was $360,902, a gain of 12.8% from September 2025.

The more comprehensive year-to-date average price was $352,795, up by 7.6% from the first nine months of 2025.

The dollar value of all home sales in September 2026 was $24.9 million, a decrease of 6.2% from the same month in 2025.

The number of new listings saw a small gain of 1.1% (one listing) from September 2025. There were 93 new residential listings in September 2026. This was the largest number of new listings added in the month of September in more than five years.

New listings were 2.9% above the five-year average and 10.4% below the 10-year average for the month of September.

Active residential listings numbered 140 units on the market at the end of September, increasing by 18.6% from the end of September 2025.

Active listings were 26% below the five-year average and 49.5% below the 10-year average for the month of September.

Months of inventory numbered 2 at the end of September 2026, up from the 1.4 months recorded at the end of September 2025 and below the long-run average of 3.7 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
