Rideau-St. Lawrence Real Estate Board MLS® home sales continue to post sizeable recovery amid record June new listings

The number of homes sold through the MLS® System of the Rideau-St. Lawrence Real Estate Board totaled 332 units in June 2025. This was up by 18.6% from June 2024.

Home sales were 7.7% above the five-year average and 4.9% above the 10-year average for the month of June.

On a year-to-date basis, home sales totaled 1,346 units over the first six months of the year. This was essentially unchanged, up just 0.8% (11 sales) from the same period in 2024.

The MLS® Home Price Index (HPI) tracks price trends far more accurately than is possible using average or median price measures. The overall MLS® HPI composite benchmark price was $529,800 in June 2025, a small gain of 2.9% compared to June 2024.

The benchmark price for single-family homes was $542,500, increasing by 2.7% on a year-over-year basis in June. By comparison, the benchmark price for townhouse/row units was $582,100, a gain of 7.3% compared to a year earlier, while the benchmark apartment price was $263,500, up modestly by 1.8% from year-ago levels.

The average price of homes sold in June 2025 was $617,766, a slight gain of 0.2% from June 2024.

The more comprehensive year-to-date average price was $589,329, increasing by 3.2% from the first six months of 2024.

The dollar value of all home sales in June 2025 was $205.1 million, a gain of 18.8% from the same month in 2024.

The number of new listings was up by 10.9% from June 2024. There were 588 new residential listings in June 2025. This was also the largest number of new listings added in the month of June in history.

New listings were 8% above the five-year average and 17.2% above the 10-year average for the month of June.

Active residential listings numbered 1,159 units on the market at the end of June, a minor increase of 3.9% from the end of June 2024. Active listings haven’t been this high in the month of June in more than five years.

Active listings were 37.1% above the five-year average and 20% above the 10-year average for the month of June.

Months of inventory numbered 3.5 at the end of June 2025, down from the 4 months recorded at the end of June 2024 and above the long-run average of 3.1 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
