Rideau-St. Lawrence Real Estate Board MLS® home sales, new listings continue to rise on a monthly basis in June
The number of homes sold through the MLS® System of the Rideau-St. Lawrence Real Estate Board totaled 311 units in June 2026. This was down modestly by 2.2% (seven sales) from June 2025.
Home sales were 7.9% above the five-year average and 3.8% below the 10-year average for the month of June.
On a year-to-date basis, home sales totaled 1,237 units over the first six months of the year. This was a decrease of 6.9% from the same period in 2025.
The MLS® Home Price Index (HPI) tracks price trends far more accurately than is possible using average or median price measures. The overall MLS® HPI composite benchmark price was $539,500 in June 2026, nearly unchanged, up only 0.1% compared to June 2025.
The benchmark price for single-family homes was $557,800, unchanged on a year-over-year basis in June. By comparison, the benchmark price for townhouse/row units was $510,100, a small reduction of 2.2% compared to a year earlier, while the benchmark apartment price was $287,700, increasing by 5.9% from year-ago levels.
The average price of homes sold in June 2026 was a record $644,009, a moderate gain of 5.5% from June 2025.
The more comprehensive year-to-date average price was $602,266, increasing by 4% from the first six months of 2025.
The dollar value of all home sales in June 2026 was $200.3 million, a modest gain of 3.2% from the same month in 2025. The dollar volume of all homes sold hasn’t been this high in the month of June in five years.
The number of new listings was up by 6.9% from June 2025. There were 608 new residential listings in June 2026. This was also the largest number of new listings added in the month of June in history.
New listings were 12.8% above the five-year average and 15.9% above the 10-year average for the month of June.
Active residential listings numbered 1,306 units on the market at the end of June, an increase of 13.9% from the end of June 2025. Active listings haven’t been this high in the month of June in more than five years.
Active listings were 33.3% above the five-year average and 33.6% above the 10-year average for the month of June.
Months of inventory numbered 4.2 at the end of June 2026, up from the 3.6 months recorded at the end of June 2025 and above the long-run average of 3.1 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
