Solid demand for MLS® listed homes in Timmins, Cochrane & Timiskaming Districts in June

The number of homes sold through the MLS® System of the Timmins, Cochrane & Timiskaming Districts Association of REALTORS® totaled 156 units in June 2025. This was a substantial increase of 54.5% from June 2024.

Home sales were 1.4% above the five-year average and 10.5% above the 10-year average for the month of June.

On a year-to-date basis, home sales totaled 588 units over the first six months of the year. This was a moderate gain of 9.9% from the same period in 2024.

The average price of homes sold in June 2025 was $310,787, decreasing by 2.9% from June 2024.

The more comprehensive year-to-date average price was $290,140, down only 0.4% from the first six months of 2024.

The dollar value of all home sales in June 2025 was $48.5 million, up sharply by 49.9% from the same month in 2024.

The number of new listings saw a decrease of 7.5% from June 2024. There were 222 new residential listings in June 2025.

New listings were 6.6% below the five-year average and 12.6% below the 10-year average for the month of June.

Active residential listings numbered 492 units on the market at the end of June, a large decline of 15.8% from the end of June 2024.

Active listings were 10.3% above the five-year average and 30% below the 10-year average for the month of June.

Months of inventory numbered 3.2 at the end of June 2025, down from the 5.8 months recorded at the end of June 2024 and below the long-run average of 5.6 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
