Timmins, Cochrane & Timiskaming Districts Association of REALTORS® reports annual sales growth in 2024

The number of homes sold through the MLS® System of the Timmins, Cochrane & Timiskaming Districts Association of REALTORS® totaled 50 units in December 2024. This was an increase of 11.1% (five sales) from December 2023.

Home sales were 33% below the five-year average and 22.4% below the 10-year average for the month of December.

On an annual basis, home sales totaled 1,168 units over the course of 2024. This was a small gain of 3.5% from 2023.

The average price of homes sold in December 2024 was $262,490, increasing by 9.9% from December 2023.

The more comprehensive annual average price was $289,454, a gain of 10.8% from all of 2023.

The dollar value of all home sales in December 2024 was $13.1 million, up by 22.1% from the same month in 2023.

The number of new listings saw a substantial increase of 41.1% from December 2023. There were 79 new residential listings in December 2024.

New listings were 7.9% above the five-year average and 2.9% above the 10-year average for the month of December.

Active residential listings numbered 347 units on the market at the end of December, a sizable gain of 22.6% from the end of December 2023. Active listings haven’t been this high in the month of December in five years.

Active listings were 26.4% above the five-year average and 26% below the 10-year average for the month of December.

Months of inventory numbered 6.9 at the end of December 2024, up from the 6.3 months recorded at the end of December 2023 and below the long-run average of 8.3 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
