Lowest April MLS® home sales in Timmins, Cochrane & Timiskaming Districts since 2020; overall inventory remains below average
The number of homes sold through the MLS® System of the Timmins, Cochrane & Timiskaming Districts Association of REALTORS® totaled 81 units in April 2026. This was a decline of 15.6% (15 sales) from April 2025.
Home sales were 20.7% below the five-year average and 23.1% below the 10-year average for the month of April.
On a year-to-date basis, home sales totaled 272 units over the first four months of the year. This was a decline of 9.9% from the same period in 2025.
The average price of homes sold in April 2026 was $307,828, up modestly by 1.7% from April 2025.
The more comprehensive year-to-date average price was $299,744, an increase of 5.9% from the first four months of 2025.
The dollar value of all home sales in April 2026 was $24.9 million, a reduction of 14.2% from the same month in 2025.
The number of new listings saw a decline of 19.4% from April 2025. There were 154 new residential listings in April 2026.
New listings were 10.3% below the five-year average and 15.7% below the 10-year average for the month of April.
Active residential listings numbered 266 units on the market at the end of April, a sharp decrease of 28.1% from the end of April 2025.
Active listings were 11% below the five-year average and 44.6% below the 10-year average for the month of April.
Months of inventory numbered 3.3 at the end of April 2026, down from the 3.9 months recorded at the end of April 2025 and below the long-run average of 5.5 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
