Timmins, Cochrane & Timiskaming Districts MLS® home sales robust in September

The number of homes sold through the MLS® System of the Timmins, Cochrane & Timiskaming Districts Association of REALTORS® totaled 153 units in September 2025. This was a jump of 30.8% from September 2024.

Home sales were 11.7% above the five-year average and 21.5% above the 10-year average for the month of September.

On a year-to-date basis, home sales totaled 1,004 units over the first nine months of the year. This increased by 11.2% from the same period in 2024.

The average price of homes sold in September 2025 was $289,796, a gain of 10.8% from September 2024.

The more comprehensive year-to-date average price was $293,900, up modestly by 1.7% from the first nine months of 2024.

The dollar value of all home sales in September 2025 was $44.3 million, a significant increase of 44.8% from the same month in 2024. This was also a new record for the month of September.

The number of new listings saw a moderate gain of 6.3% (11 listings) from September 2024. There were 187 new residential listings in September 2025.

New listings were 5.4% above the five-year average and 0.3% above the 10-year average for the month of September.

Active residential listings numbered 423 units on the market at the end of September, a decline of 14.2% from the end of September 2024.

Active listings were 5.3% above the five-year average and 33.3% below the 10-year average for the month of September.

Months of inventory numbered 2.8 at the end of September 2025, down from the 4.2 months recorded at the end of September 2024 and below the long-run average of 5.6 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
