Timmins, Cochrane & Timiskaming Districts MLS® home sales up marginally in April
The number of homes sold through the MLS® System of the Timmins, Cochrane & Timiskaming Districts Association of REALTORS® totaled 92 units in April 2025. This was a small gain of 3.4% (three sales) from April 2024.
Home sales were 26.5% below the five-year average and 17.1% below the 10-year average for the month of April.
On a year-to-date basis, home sales totaled 299 units over the first four months of the year. This decreased by 1% (three sales) from the same period in 2024.
The average price of homes sold in April 2025 was $306,049, down only 0.7% from April 2024.
The more comprehensive year-to-date average price was $283,447, nearly unchanged, up only 0.6% from the first four months of 2024.
The dollar value of all home sales in April 2025 was $28.2 million, a minor increase of 2.7% from the same month in 2024.
The number of new listings fell 8.8% from April 2024. There were 186 new residential listings in April 2025.
New listings were 5.9% below the five-year average and 8.6% below the 10-year average for the month of April.
Active residential listings numbered 383 units on the market at the end of April, decreasing by 5.7% from the end of April 2024.
Active listings were 14.4% above the five-year average and 34.3% below the 10-year average for the month of April.
Months of inventory numbered 4.2 at the end of April 2025, down from the 4.6 months recorded at the end of April 2024 and below the long-run average of 6.2 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
