Inventory of MLS® listed homes continues to build in Sarnia-Lambton as sales remain in line with long-term averages

The number of homes sold through the MLS® System of the Sarnia-Lambton Association of REALTORS® totaled 136 units in July 2026. This was down by 6.8% (10 sales) from July 2025.

Home sales were 1.3% above the five-year average and 14.2% below the 10-year average for the month of July.

On a year-to-date basis, home sales totaled 870 units over the first seven months of the year. This was a decrease of 9.2% from the same period in 2025.

“July delivered a familiar story – sales eased from recent levels but remained firmly in line with the pace we have seen over the past few years. At the same time, new listings continued to arrive at an elevated rate, pushing overall inventory higher for the seventh straight month, providing buyers with more choice than is typical for this time of year,” said Jeremy Guerette, President of the Sarnia-Lambton Association of REALTORS®. “Prices have remained relatively steady in recent months, while market conditions continue to sit in balanced territory with a modest edge for buyers. In a market where selection is broad and conditions vary significantly by neighbourhood and property type, working with a REALTOR® can help both buyers and sellers understand opportunities, set the right strategy and move forward with confidence.”

The MLS® Home Price Index (HPI) tracks price trends far more accurately than is possible using average or median price measures. The overall MLS® HPI composite/single-family benchmark price was $497,900 in July 2026, down by 4.4% compared to July 2025.

The average price of homes sold in July 2026 was $539,120, a small reduction of 3.2% from July 2025.

The more comprehensive year-to-date average price was $527,683, decreasing by 2.5% from the first seven months of 2025.

The dollar value of all home sales in July 2026 was $73.3 million, a decline of 9.8% from the same month in 2025.

The number of new listings was unchanged 0% from July 2025. There were 333 new residential listings in July 2026.

New listings were 16.9% above the five-year average and 33.3% above the 10-year average for the month of July.

Active residential listings numbered 680 units on the market at the end of July, unchanged 0% from the end of July 2025.

Active listings were 25.6% above the five-year average and 72.7% above the 10-year average for the month of July.

Months of inventory numbered 5 at the end of July 2026, up from the 4.7 months recorded at the end of July 2025 and above the long-run average of 2.7 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
