Spring market gets underway in Sarnia-Lambton; positive momentum for MLS® listed homes as sales and listings move higher in March
The number of homes sold through the MLS® System of the Sarnia-Lambton Association of REALTORS® totaled 120 units in March 2026. This was unchanged from March 2025.
Home sales were 8% below the five-year average and 16.8% below the 10-year average for the month of March.
On a year-to-date basis, home sales totaled 272 units over the first three months of the year. This decreased by 9.3% from the same period in 2025.
“March delivered some encouraging momentum, with sales climbing back above 100 for the first time since fall and pointing to a welcome pickup at the start of the spring market. While sales activity is still running a bit softer than we would normally expect for this time of year, the rise in new listings is giving the market fresh energy,” said Jeremy Guerette, President of the Sarnia-Lambton Association of REALTORS®. “More than 300 homes came to market in March for the first time since September, pushing available inventory above 500 listings by month-end and leaving buyers with plenty of choice as the traditionally busy spring season gets underway.”
The average price of homes sold in March 2026 was $530,780, a gain of 8% from March 2025.
The more comprehensive year-to-date average price was $484,276, down by 4.8% from the first three months of 2025.
The dollar value of all home sales in March 2026 was $63.7 million, an increase of 8% from the same month in 2025.
The number of new listings saw a sizable gain of 13% from March 2025. There were 321 new residential listings in March 2026. This was the largest number of new listings added in the month of March in more than three decades.
New listings were 22.4% above the five-year average and 39.1% above the 10-year average for the month of March.
Active residential listings numbered 532 units on the market at the end of March, decreasing by 9.7% from the end of March 2025.
Active listings were 31.2% above the five-year average and 71.7% above the 10-year average for the month of March.
Months of inventory numbered 4.4 at the end of March 2026, down from the 4.9 months recorded at the end of March 2025 and above the long-run average of 2.3 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
