Solid demand for MLS® listed homes in Sarnia-Lambton during April

The number of homes sold through the MLS® System of the Sarnia-Lambton Association of REALTORS® totaled 171 units in April 2025. This was a moderate gain of 4.9% (eight sales) from April 2024.

Home sales were 1.7% above the five-year average and 8.6% above the 10-year average for the month of April.

On a year-to-date basis, home sales totaled 471 units over the first four months of the year. This edged up 0.4% (two sales) from the same period in 2024.

“Home sales and new listings were both running ahead of the usual spring pace, with a solid showing in April. The headline of the month is there have not been this many homes listed in the first four months of the year since 1998,” said Jeremy Guerette, President of the Sarnia-Lambton Association of REALTORS®. "With markets technically in balanced territory with a slight tilt towards buyers and inventory sitting at nearly double what is typical for this time of year, now is a great time to reach out to a REALTOR® who can help you navigate your options and help you find the right fit. "

The average price of homes sold in April 2025 was $550,878, up only 0.4% from April 2024.

The more comprehensive year-to-date average price was $524,053, nearly unchanged, up only 0.1% from the first four months of 2024.

The dollar value of all home sales in April 2025 was $94.2 million, an increase of 5.3% from the same month in 2024.

The number of new listings saw a moderate gain of 5.2% from April 2024. There were 326 new residential listings in April 2025. This was the largest number of new listings added in the month of April in more than 15 years.

New listings were 26.1% above the five-year average and 47.6% above the 10-year average for the month of April.

Active residential listings numbered 604 units on the market at the end of April, increasing by 19.4% from the end of April 2024. Active listings haven’t been this high in the month of April in more than a decade.

Active listings were 74% above the five-year average and 89.3% above the 10-year average for the month of April.

Months of inventory numbered 3.5 at the end of April 2025, up from the 3.1 months recorded at the end of April 2024 and above the long-run average of 2.1 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
