Holiday pause brings fewer MLS® home sales and new listing in Sarnia-Lambton
The number of homes sold through the MLS® System of the Sarnia-Lambton Association of REALTORS® totaled 74 units in December 2025. This was a notable decline of 22.1% from December 2024.
Home sales were 11.7% below the five-year average and 13.5% below the 10-year average for the month of December.
On an annual basis, home sales totaled 1,564 units over the course of 2025. This was a modest gain of 2.6% from 2024.
“December brought the usual seasonal slowdown. Sales cooled sharply from November as buyers hit pause around the holidays. New listings also dropped from the busier pace we saw in recent months and were lower than a year ago. However, they still landed above what we typically see around this time of year,” said Jeremy Guerette, President of the Sarnia-Lambton Association of REALTORS®. “Inventory also tightened, dipping below 500 homes for the first time since late 2024. Even with that pullback, selection remains higher than historical norms. Prices held up well, with values a touch higher than a year ago and steady on a year-over-year basis. Market conditions remained largely unchanged, remaining in buyers’ territory as we head into 2026.”
The average price of homes sold in December 2025 was $507,229, up modestly by 2.9% from December 2024.
The more comprehensive annual average price was $525,416, essentially unchanged, down just 0.2% from all of 2024.
The dollar value of all home sales in December 2025 was $37.5 million, a reduction of 19.9% from the same month in 2024.
The number of new listings fell 12.8% (15 listings) from December 2024. There were 102 new residential listings in December 2025.
New listings were 11.8% above the five-year average and 23.2% above the 10-year average for the month of December.
Active residential listings numbered 412 units on the market at the end of December, a decrease of 11.6% from the end of December 2024.
Active listings were 29.3% above the five-year average and 65% above the 10-year average for the month of December.
Months of inventory numbered 5.6 at the end of December 2025, up from the 4.9 months recorded at the end of December 2024 and above the long-run average of 3.1 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
