Sarnia-Lambton Association of REALTORS® reports highest September sales total since 2021; new listings outpace sales by 2 to 1
The number of homes sold through the MLS® System of the Sarnia-Lambton Association of REALTORS® totaled 145 units in September 2025. This was a modest gain of 3.6% (five sales) from September 2024.
Home sales were 6.5% above the five-year average and 2.5% below the 10-year average for the month of September.
On a year-to-date basis, home sales totaled 1,245 units over the first nine months of the year. This was up by 5.9% from the same period in 2024.
“MLS® home sales hovered at nearly the same level for the third straight month, delivering the strongest September performance since 2021. New listings surged from August and sat well above where we would expect for this time of year,” said Jeremy Guerette, President of the Sarnia-Lambton Association of REALTORS®. “The number of available homes at the end of September was virtually unchanged from a year ago and remained well above the historical norm for the month. The average price held steady, remaining above $500K for the sixth consecutive month. Newly listed homes continue to outpace sales by more than 2 to 1 and overall supply is hovering at elevated levels. As a result, market conditions look much the same as they have in recent months. The average price of homes sold in September 2025 was $505,792, essentially unchanged, up just 0.2% from September 2024.
The more comprehensive year-to-date average price was $534,973, a small gain of 1.7% from the first nine months of 2024.
The dollar value of all home sales in September 2025 was $73.3 million, increasing by 3.8% from the same month in 2024.
The number of new listings saw a gain of 7.9% from September 2024. There were 354 new residential listings in September 2025. This was the largest number of new listings added in the month of September in more than 35 years.
New listings were 26.8% above the five-year average and 45.3% above the 10-year average for the month of September.
Active residential listings numbered 645 units on the market at the end of September, nearly unchanged, down only 0.6% (four listings) from the end of September 2024.
Active listings were 38.9% above the five-year average and 69.9% above the 10-year average for the month of September.
Months of inventory numbered 4.4 at the end of September 2025, down from the 4.6 months recorded at the end of September 2024 and above the long-run average of 2.7 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
