February MLS® home sales in Sarnia-Lambton hit multi-decade low as prices soften
The number of homes sold through the MLS® System of the Sarnia-Lambton Association of REALTORS® totaled 72 units in February 2026. This was a decline of 24.2% from February 2025.
Home sales were 26.7% below the five-year average and 34.7% below the 10-year average for the month of February.
On a year-to-date basis, home sales totaled 152 units over the first two months of the year, a decline of 15.6% from the same period in 2025.
“February was a challenging month by almost any measure. Sales of MLS® listed homes marked the lowest single month total since December 2023, and you would have to go all the way back to 1999 to find a slower February market. New listings also eased a bit from January, and were essentially unchanged from a year ago, reinforcing that the slowdown is being driven more by lack of demand than by a lack of supply,” said Jeremy Guerette, President of the Sarnia-Lambton Association of REALTORS®. “Overall inventory remained elevated compared to historical norms, but it stayed below the 500-home mark for the third consecutive month which hasn’t happened since 2024. Prices also softened, as the average price posted a significant year-over-year decline and reached the lowest single month total since December 2020. Given the current environment, it is no surprise that market balance is now heavily tilted in favour of buyers. Only time will tell if buyers are holding out for the spring market this year or if there has truly been a structural change in demand. We are keeping a close eye on conditions in our regions for any definitive indications.”
The average price of homes sold in February 2026 was $421,186, a sharp decrease of 21.7% from February 2025.
The more comprehensive year-to-date average price was $447,562, down by 14% from the first two months of 2025.
The dollar value of all home sales in February 2026 was $30.3 million, a substantial decline of 40.7% from the same month in 2025.
The number of new listings saw a small reduction of 1% (two listings) from February 2025. There were 203 new residential listings in February 2026.
New listings were 8.3% above the five-year average and 21.2% above the 10-year average for the month of February.
Active residential listings numbered 477 units on the market at the end of February, a decline of 11% from the end of February 2025.
Active listings were 31.5% above the five-year average and 69.6% above the 10-year average for the month of February.
Months of inventory numbered 6.6 at the end of February 2026, up from the 5.6 months recorded at the end of February 2025 and above the long-run average of 2.9 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
