Buyers in Sarnia-Lambton have above-average number of homes to choose from in April

The number of homes sold through the MLS® System of the Sarnia-Lambton Association of REALTORS® totaled 144 units in April 2026. This was a decrease of 15.8% from April 2025.

Home sales were 6.5% below the five-year average and 5.8% below the 10-year average for the month of April.

On a year-to-date basis, home sales totaled 415 units over the first four months of the year. This was a large decline of 11.9% from the same period in 2025.

“April was a reminder that Sarnia’s market has not gone quiet, it has become more selective. Sales were softer than last spring and a little below typical April levels, but buyers were still active where the value made sense. The real story is choice. New listings came in well above normal for the month, and even though active inventory was down from last year, it remained comfortably above longer-term April levels,” said Jeremy Guerette, President of the Sarnia-Lambton Association of REALTORS®. “That gives buyers more room to compare, but it also means sellers cannot coast. Price, presentation, and timing matter right from the start. On pricing, the MLS® HPI Composite Benchmark Price moved back above the $500K mark after dipping earlier in the year but is still below last April. That tells us this is not a runaway market; it is a market where good advice and local knowledge can make a real difference. That is why we recommend reaching out to a trusted local REALTOR® who can provide tailored insights about current market conditions.”

The MLS® Home Price Index (HPI) tracks price trends far more accurately than is possible using average or median price measures. The overall MLS® HPI composite/single-family benchmark price was $502,900 in April 2026, a minor decrease of 2.8% compared to April 2025.

The average price of homes sold in April 2026 was $530,217, decreasing by 3.8% from April 2025.

The more comprehensive year-to-date average price was $500,745, a decline of 4.4% from the first four months of 2025.

The dollar value of all home sales in April 2026 was $76.4 million, down sharply by 18.9% from the same month in 2025.

The number of new listings saw a decrease of 5.2% from April 2025. There were 309 new residential listings in April 2026.

New listings were 15% above the five-year average and 34.5% above the 10-year average for the month of April.

Active residential listings numbered 565 units on the market at the end of April, a moderate decrease of 8% from the end of April 2025.

Active listings were 30.7% above the five-year average and 70.4% above the 10-year average for the month of April.

Months of inventory numbered 3.9 at the end of April 2026, up from the 3.6 months recorded at the end of April 2025 and above the long-run average of 2.2 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
