“September delivered an encouraging start to the fall market, with sales holding steady from August while posting the strongest September total we’ve seen since 2022 and finishing slightly ahead of the long term averages for the month. New listings also remained stable, aligning with the historical norms, giving buyers a healthy selection of homes to consider,” said Nathan Round, President of the Northwest Territories Association of REALTORS®. “Pricing softened slightly, with the average price slipping below the $500K mark for the first time since early spring, while active inventory eased quite a bit from the end of August, in part due to listings coming off the market at quarter end. Market balance remains firmly in favour of sellers as it has for the majority of 2026.”
The average price of homes sold in September 2026 was $471,197, a substantial decrease of 11.2% from September 2025.
The more comprehensive year-to-date average price was $520,812, a slight reduction of 0.8% from the first nine months of 2025.
The dollar value of all home sales in September 2026 was $13.7 million, increasing by 17.1% from the same month in 2025. The dollar volume of all homes sold hasn’t been this high in the month of September in five years.

New listings were 28.7% above the five-year average and 1.6% above the 10-year average for the month of September.

Active listings were 3.5% above the five-year average and 22.7% below the 10-year average for the month of September.
