Home sales edge up in December

The home sales market in New Brunswick edged up three per cent in December 2011 from the same levels in December 2010. There were 329 residential properties sold through the MLS® Systems of the real estate boards in New Brunswick in December 2011. At the national level, sales were up five per cent compared to December 2010.

 

Annual sales totaled 6,599 units in 2011. This was down just 1.5 per cent from the 2010 annual sales figure. National sales activity was up two per cent compared to 2010.

 

MLS® Sales activity was up in Moncton (+43 per cent) and Northern New Brunswick (+39 per cent) on a year-over-year basis in December, while Saint John (-4 per cent) and Fredericton (-36 per cent) recorded declines.

 

The average price for homes sold in New Brunswick in December 2011 was $153,089 – up seven per cent on a year-over-year basis. The national average price edged up one per cent from year-ago levels to $347,801 in December.

 

The provincial average price for all home sales in 2011 was $160,545, up two per cent from the annual average price in 2010. The national annual average price was $363,346, rising seven per cent from 2010.

 

There were 541 new residential listings added to the MLS® Systems of the real estate boards in December 2011, down two per cent from the same month one year ago.

 

The overall supply of homes on the market remains at elevated levels, but has shown signs of plateauing. There were 4,130 active residential listings on the MLS® Systems of real estate boards in New Brunswick at the end of December 2011, up four per cent from levels at the end of December 2010.

 

There were 10.3 months of residential inventory at the end of December on a seasonally adjusted basis, up from 10.1 months at the end of November 2011. The number of residential inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
