Home sales in the area served by the Muskoka & Haliburton Association of REALTORS® came in above year-ago levels in the fourth quarter of 2011.

 

Home sales numbered 351 units in the fourth quarter of 2011, up 14 per cent from year-ago levels.

 

On an annual basis 1,863 properties traded hands in 2011, an increase of two per cent from 2010.

 

Cottage sales came in below last year’s figures, falling five per cent from a year earlier. Residential sales activity increased, rising 11 per cent in the fourth quarter.

 

The number of months of inventory was down for residential properties and for cottages compared to year-ago levels. This resulted in homebuyers spending less time shopping for residential properties, although buyers of cottages took more time to shop than they had in the previous fourth quarter.

 

The median sale price for residential properties was unchanged from levels in the fourth quarter of 2010 at $195,000.

 

The median sale price for cottage properties declined seven per cent from a year earlier to $325,000 in the fourth quarter of 2011.
