Residential
sales in the area served by the Greater Moncton
REALTORS® du Grand Moncton numbered 127 units in
December 2011. This marks the second best December sales
figure on record, and a rebound of 43 per cent from a fairly
quiet December in 2010.
By comparison,
home sales in all of New Brunswick were up thee per cent on a
year-over-year basis in December.
“Demand has been quite strong over the past few
months, and December’s sales numbers continued that trend,”
said Shirley Powell, President of the Greater Moncton
REALTORS® du Grand Moncton. “It was that strong finish to the
year that lifted the 2011 annual sales figure to its highest
level since 2008. Prices also finished the year well ahead of
2010 levels. We expect this demand trend to continue into the
1st quarter of 2012 thanks to the lowest interest rates in
history."
Some 2,467 homes
traded hands in Moncton in 2011, up three per cent from 2010.
The average price of home sales in 2011 was $158,561, up four
per cent from the annual figure in 2010.
The average
price of Moncton home sales in December 2011 was $157,432, up
three per cent from December 2010. The average price for homes
sold in the province was $153,089. This was up two per cent
from year-ago levels.
New listings
numbered 184 units in December. This was up 14 per cent on a
year-over-year basis.
Active residential listings on the Board’s
MLS® System continue to run at elevated levels,
although supply has recently shown signs of having peaked.
There were 1,452 homes listed for sale at the end of December,
an increase of two per cent from the same time in
2010.
There were 8.7
months of inventory at the end of December on a seasonally
adjusted basis, up from 8.4 months reported at the end of
November 2011. The
number of months of inventory is the number of months it would
take to sell current inventories at the current rate of sales
activity.
The total value
of residential sales reported through the Board’s MLS® System
was $20 million in December 2011. This was a jump of 48 per
cent from year-ago levels.
Sales of all types of
properties numbered 150 units in December, up 35 per cent from
a year earlier. The value of all property sales in December
2011 amounted to $21.7 million, an increase of 43 per cent
from year-ago levels.
